Sometimes, a roof looks "broken" to a homeowner, but it is actually an easy fix for a pro. Here are the things we can usually repair without a problem:
Charlotte gets some wild wind. Sometimes, a single shingle just gives up and flies away. This leaves a dark "gap" on your roof. This looks bad, but it is a very simple repair. We just slide a new shingle in and seal it down.
Have you ever seen the little pipes sticking out of your roof? They have rubber "boots" around them to keep water out. Over time, the North Carolina sun cooks that rubber. It cracks. Water gets in. We can replace a pipe boot in about 30 minutes. It is a cheap fix that saves your ceiling!
The metal around your chimney is called flashing. It is supposed to guide water away from the brick. Sometimes the sealant dries out. This causes a leak in your living room or attic. We can usually reseal or replace the metal to stop the leak for good.
Sometimes, people think their roof is leaking when it is actually just a clogged gutter. If water can't flow away, it backs up under the shingles. Regular gutter cleaning can prevent these "fake" leaks.
We wish we could repair every roof. But sometimes, the damage is too deep. Here is the truth about when you need a new roof.
Look at your shingles from the ground. Do they look flat and smooth? Or do the edges turn up like a dried-out leaf? If shingles are curling all over the roof, they are "dead." They can no longer keep water out. This usually happens because of age or poor roof ventilation.
Shingles have little rocks on top called granules. They protect the roof from UV rays. If you see piles of sand in your gutters, your shingles are losing their protection. If you see "bald spots" where the shingle looks black or shiny, it’s time for a replacement.
If you have water coming in at five different spots, your roof is failing as a system. Patching five spots is expensive and risky. At this point, the roof is "tired." A new roof will give you peace of mind and protect your home's value.
This is the big one. If we walk on your roof and it feels "spongy," that is bad news. It means the wood underneath (the decking) is rotting. We can’t just put new shingles over rotten wood. We have to take everything off, fix the wood, and start fresh. This is common after a major storm event or if a leak was ignored for a long time.

Where you live matters. A roof in Arizona lasts longer than a roof in Charlotte. Why? Because of our climate.
In Charlotte and Lake Norman, the air is very wet. This can lead to moss and algae growth on your roof. While algae (the black streaks) won't destroy your roof, moss can. Moss holds water against the shingles. This causes them to rot. If your roof is covered in green moss, you need to act fast.
Our summers are hot. The sun beats down on your roof for 12 hours a day. If your attic isn't vented properly, the heat gets trapped. It "cooks" the shingles from the bottom up.
