It sounds like a dream, right? But here in the Queen City, that dream can sometimes turn into a headache. I am James Turner, and I run Best Roofing Now. I have seen a lot of homeowners get confused by insurance claims. I have also seen a lot of people get taken advantage of by "storm chasers."
Today, I want to pull back the curtain. I want to tell you the truth about whether you really need a new roof. We will talk about how insurance works in North Carolina. We will also look at why a "free roof" isn't always what it seems.
My goal is to make you an expert on your own home. By the time you finish reading this, you will know exactly what to do after a hailstorm. You will know the difference between a roof that is just old and a roof that is actually damaged. And you will understand the weird words insurance companies use.
Let's start with the basics. Every roof eventually dies. That is just how it works. In Charlotte, the humidity and sun are tough on asphalt shingles. Over time, shingles get brittle. They lose their granules. They might even start to curl.
But there is a big difference between an old roof and a storm-damaged roof.
Insurance companies usually only pay for "sudden and accidental" damage. This means things like:

Pro Tip: In North Carolina, many companies are moving to ACV policies for roofs that are older than 15 years. You should check your "Declarations Page" right now. Look for the words "Roof Surface Reimbursement." If it says ACV, you might be in for a surprise.
When you file a claim, the insurance company sends an "adjuster." Their job is to look at the damage and write a report.
But adjusters are busy. Sometimes they miss things. They might not see the damage to the gutters or the "soft metals" on your vents.
This is why we always tell our clients: Don't meet the adjuster alone.

If a storm just rolled through Lake Norman or Indian Trail, here is exactly what you should do. Do not skip steps!
Do not call your insurance company yet. If you call them and they find no damage, it still counts as a "claim" on your record. This can make your rates go up.
