After that massive February snowstorm we just saw in Charlotte, something predictable is about to happen. In fact, it's probably already started.
Trucks with out-of-state plates are rolling into Lake Norman neighborhoods right now. Guys in brand-new vests are knocking on doors. They're offering "free inspections" and promising to get your insurance to cover everything.
Some of these folks mean well. But many are what we call "storm chasers." And they're counting on one thing: that you don't know the difference between them and legitimate local roofers.
I've been in this business long enough to see the damage storm chasers leave behind. Not just bad roofing work. I'm talking about homeowners who paid thousands upfront and never saw the contractor again. Repairs that failed within months. Insurance claims that got denied because the work wasn't done right.
Let me share what I've learned. Consider this your field guide to protecting yourself when someone shows up at your door with a clipboard and a smile.
A storm chaser is a roofing contractor who follows severe weather events from state to state. They set up temporary operations after hurricanes, hailstorms, tornadoes, or major snow events like the one we just had.
They're not always criminals. But here's the problem: they have zero connection to our community.
They don't live here. They don't have a permanent office here. And most importantly, they won't be here six months from now when your roof starts leaking.
Their business model is simple. Get in, sign as many contracts as possible, collect money, do quick work, and move on to the next storm in the next state.

We saw this after Hurricane Florence in 2018. Hundreds of out-of-state contractors flooded the Carolinas. Some did good work. But the North Carolina Attorney General's office received thousands of complaints about contractors who took deposits and disappeared.
Here's what the National Roofing Contractors Association says about this: "Homeowners should be extremely cautious of contractors who arrive uninvited after a storm, especially those from out of state with no local references or permanent business address."
And that's the key phrase: no permanent business address.
After twenty-plus years in roofing and my time in the military, I've gotten pretty good at spotting things that don't add up. Here are the warning signs that should make you pause before signing anything.
Legitimate roofing companies don't go door-to-door in Charlotte neighborhoods unless they're working on a neighbor's house and stopping by as a courtesy.
Storm chasers knock on every door. They're working on volume. The more doors they knock, the more contracts they sign.

Look at their truck when they pull up. Is it from Tennessee, Florida, or Ohio? That's not automatically a dealbreaker. But combined with other red flags, it matters.
I've seen contractors with Georgia plates claim they're "expanding" into Charlotte. Then after the storm season ends, they're gone. Their phone number doesn't work. Their website disappears.

Storm chasers create artificial urgency. They'll tell you that you need to sign today to "lock in" pricing. They'll claim there's a waiting list. They'll say your roof damage will get worse if you don't act immediately.
Some of that might be true. Storm damage can worsen. But a legitimate contractor won't pressure you into a same-day decision.

This one is critical. Storm chasers often ask for 50% or more upfront before starting any work.
North Carolina law allows contractors to collect up to one-third of the project cost as a deposit. That's it. Anything more is a warning sign.
Why do storm chasers want big deposits? Because they might not finish the job. Or they'll use your deposit to buy materials for someone else's project.
We follow industry standards. We collect a reasonable deposit to order materials. The bulk of payment comes after work is completed and you're satisfied.
Ask them for references in the Charlotte or Lake Norman area. Specific addresses of recent jobs they've completed in Huntersville, Cornelius, or Davidson.
If they can't provide local references, walk away.

Talk to at least three roofing companies. Compare not just price, but what's included, warranty terms, and timeline.
Here's what you should ask every contractor:

It happens. If you've already paid a storm chaser and they've disappeared or done poor work, here's what to do:
Contact the North Carolina Attorney General's office immediately. File a complaint. They track these contractors and can sometimes help recover funds.
Call your credit card company if you paid by card. You might be able to dispute the charge.
Document everything. Take photos. Save all paperwork. You'll need this if you pursue legal action.
Then call a legitimate local contractor to assess the damage. Sometimes we can fix what storm chasers messed up. And yes, we've seen some disasters over the years.
